Performed a marketability analysis of a proposed residential and hotel development at an existing, successful lifestyle shopping center located in Philadelphia’s prestigious Main Line. The client, a major owner, manager, and developer of shopping centers across the United States, had recently acquired the shopping center and was contemplating the potential redevelopment of one of the center’s existing parking lots into a mixed-use addition including garage parking, additional street level retail space, and residential and/or hotel development above the retail space. In addition to a vibrant retail setting, the proposed development also benefited from being within easy walking distance to the train station, thereby providing the opportunity to create a well-positioned, high-end mixed retail, residential and hotel transit-oriented development (TOD). The Weitzman Group prepared a marketability analysis to assist the client with the ongoing planning of the site, as well as provide the necessary research and documentation to show to potential investors and financing entities.
